What is a Home Inspection?

A home inspection is where a certified inspector goes through a checklist to ensure that the home is safe, compliant with building codes, and can spot potential risks, damages, or other factors that relate to the safety or value of a property.

But I’m buying a brand new home!

Not all contractors have the same process of constructing a home. Sometimes that means “gaps” that could lead to major problems going undetected. Unless you walk the roof, crawl through the attic, pull the breaker panel, and know what you are looking for there is a good likelihood that many deficiencies can and will be overlooked. All of these and many more problems (yes even mold) have been detected by inspectors of newly constructed homes. Essentially, there are a number of different companies that are providing trade services for the builder. These include masons, electricians, plumbers, carpenters, sheet rockers, roofers, painters, etc. These tradespeople are usually on-site for only a few days before moving on to the next work site. They are focused on getting the job done, on time, on budget, and then moving on sometimes at the expense of compromising quality. I have seen brand new roofs in need of repair, shoddy ductwork, poorly fitted windows, and yes even mold just to name a few. Just because it’s new does not mean it’s without its faults.

Of course, you should be able to rely on a new home and its warranty. However, the fact of the matter is most of the big problems go undetected….until of course, it’s too late. And the result can be catastrophic! The builder will sometimes make a big case for you not needing an inspection…..now really, why do you think this is? In the end, it’s your decision. You can play it safe and have an inspection or you can always roll the dice!

Building a home?

For similar reasons why it’s wise to have a brand new home inspected also pertains to the construction of the new house. You should always get a home inspection and with new construction, I advise getting two inspections if possible, one before the sheetrock goes up and the second when the home is complete. This is the only time it is appropriate to literally hand over the inspection and tell the builder to fix anything the home inspector found. Don’t confuse a building inspection with a home inspection. The building inspector is not looking at the quality of the work but checking for code violations which are not the same thing. Do not be penny wise and dollar foolish. It’s your investment so you would be advised not to listen to the builder if they or their representative are suggesting that you use ‘their’ guy to do the home inspection or suggesting that a home inspection isn’t necessary.
